Who Needs A Home Inspection?
Buying or selling a home brings up hundreds of questions that don't occur in the daily life
of most people. The Home Inspector is a specialist employed during a time of stress to
help identify a homes strengths and weaknesses, and to point toward a solution.
To be an information source for home buyers, home owners and real estate
professionals regarding components and systems of the home - its maintenance,
remodeling, and renovation.
The home inspection report can pinpoint necessary repairs to save the buyer and seller
thousands of dollars.
Whether your needs are for residential or commercial, I think you'll agree on the old
cliche "What you don't know can hurt you!" Stop worrying about your real estate purchase.
Make your offer pending an approved home inspection.
What is a Home Inspection?
A home inspection is a controlled analysis of the present physical condition of a home,
condominium or other residential structures. It is a visual inspection that looks
deeper than the surface to provide insights for customers that they would not otherwise
easily obtain.
How Long Will it Take?
The average home inspection and customer conference may take as little as two to three
hours depending on the size, age, and condition of the property.
Should I Be There?
I strongly urge the prospective buyer to be present for the walk through at the end of the
inspection. By being present you will have a far greater understanding of your new
home and the report. I will review my findings and answer any questions you may have.
When Do I Receive The Report?
Within a 24-48 hour period, your report will either be mailed or dropped off. Copies of the
report will be e-mailed or faxed to third parties i.e. buyer's agent, realtors, etc. (only with
prior written consent of the client).
If you would like a copy of the report immediately, I would gladly e-mail or fax a preliminary
report to you while you are waiting for the formal report.
Why Should You Choose REP HOME INSPECTION?
A quality home inspection begins with a working knowledge of structural; elements,
systems, and components which make up a house. Add to that, I have a solid
Construction and Fire Safety background. Finishing if off with the ability to communicate
the process and procedures of the inspection and the visible conditions of the building
effectively. You will have a winning combination.
Many elements go into a home. Knowing how those elements contribute to the overall
condition of the property and is a key factor to properly inspecting your new home. Knowing
WHERE to look is as important as Knowing HOW to look.
My inspections are structured and thorough, my training and experience is second-to-none
and I am acredited and independent. I am a member of the National Association of
Certified Home Inspectors (NACHI). I meet or exceed the standards of the National Home
Inspector's Organizations. I am also certified as a (NYS/DEC Pesticide Applicator), able to
perform necessary pest inspections required by certain Banks and FHA Programs.
